Choosing the right place to locate your new home is going to be one of the hardest decisions you’ll make. First of all, the terrain around the plot will affect your options – a house close to the water along the coast calls for a different approach than one that is farther away from the water table. 

Issue 1: The Buildable Lot 

Finding a buildable lot for your new home is trickier than it sounds. Single-family homes, multi-family homes, and yes, commercial buildings all need solid foundations. The main factor affecting the buildability of the lot is acquiring the relevant permits. Empty plots could be preferable to knocking down an older structure, however, zoning rules could apply and interfere with that process. Thus, it’s easy to see why permits and the so-called “legal lots” that could arise from them are so important to consider.

Issue 2: The Level of Supply and Demand

Supply and demand is as real a concept in real estate as it is in economic theory. Unfortunately, there is a low supply – everywhere you look, we are running out of land to use for our buildings. Meanwhile, demand is high and continues to rise, even if that means the pace of new construction will start to lag behind. 

Issue 3: Rules and Regulations 

As alluded to above, rules and regulations can slow down or even delay the pace of construction. This situation means that growth can falter, costs can inflate, and plans can be stifled altogether. Researching local laws, state rules, and federal regulations are all part of the planning phases before the house can be built.
